CHENNAI: Soon, three-storey buildings with eight dwelling units will not need completion certificates, according to housing minister S Muthusamy.

At present, completion certificate is not necessary for residential buildings up to 12m in height and not exceeding three dwelling units. “We are increasing the number of dwelling units alone to eight. But the builder must follow other norms, or action will follow,” Muthsamy said on Monday at Credai’s two-day STATECON 2024. The minister also said a decision on builders’ request to increase the height of the stilt-plus three-storey building from the existing 12 metres to 14 metres would be announced soon.

CMDA minister P K Sekar Babu said 605 planning permissions were issued for non-high-rise buildings in 2023 against 426 issued in 2021. “The number of layout permissions issued in 2023 was 305 when compared to 197 in 2021, and in 2023, a total of 140 reclassifications were done compared to 47 in 2021. We are striving to double these numbers this year. We are also trying to issue approvals for planning permissions within 60 days, but it will be possible only when we get all the papers and documents on time,” he added.

R Ilankovan, president, Credai, Tamil Nadu, appealed to the minister to reduce the time taken for approving planning permissions.
