BENGALURU: Bangalore Development Authority (BDA) has decided to develop six residential layouts with 50,000 sites along the proposed Peripheral Ring Road (PRR)-2 that seeks to link Hosur Road to Bengaluru-Mysuru Road, passing through Bannerghatta and Kanakapura roads.
Confirming this, BDA commissioner Jayaram N said, “The cost of acquiring land is very high, and our land acquisition act is not very compensation-friendly.”
To address this, BDA has adopted a public-private partnership (PPP) model to develop the layouts for ensuring fair compensation for farmers. “There is significant demand for BDA sites, and we aim to develop 50,000 new sites as part of this project,” another BDA official stated. For the six planned layouts, approximately 3,000 hectares of govt and private land will be acquired, though the final compensation rates are yet to be determined.
Currently, BDA is in the preliminary stage of identifying the required land, with surveys and assessments ongoing. Teams led by land acquisition officers have been formed to gather details about landholders and other relevant issues. Farmers providing land will be compensated in a 40:60 ratio and allotted plots in the same layout as per BDA regulations.
PRR-2 is one of the two legs of the Bengaluru Business Corridor. PRR-1, proposed to connect Tumakuru Road to Hosur Road, is the other leg. As part of the PRR-2 project, BDA plans to construct a 30km-long, 100-metre-wide road, flanked by commercial plots extending 24 metres on either side. Villages such as BM Kaval, Gulakamale, Kaggalipura, OB Choodanahalli, Agar, Uttari, Devagere, Gudimavu, Kamipura, and Gangasandra are under consideration for land acquisition for the PRR-2 project.
“The draft notification for land acquisition for PRR-2 is ready. In 6-8 months, land acquisition will be done and in about two years, PRR-2 will be completed,” said Jayaram.
