After listing his sprawling Long Island estate for $49 million back in May of 2023, it looks like Billy Joel is still in a downsizing state of mind. The Grammy winner hopes to be “Movin’ Out” of his estate in Manalapan, Florida, and according to Mansion Global, he’s offering a $10 million discount from its previous price tag.

Joel first took a crack at selling the Mediterranean-style estate for $31.9 million in April of 2018, but backed out in August of that year. He again attempted offloading the property in November of 2022 for $64.9 million, but had another change of heart and pulled the listing in August of 2023. Now, the “Just The Way You Are” singer is looking for a buyer to scoop up the waterfront estate for $54.9 million.

Located on one of Manalapan’s narrow barrier islands, the mansion boasts views of the water from both its eastern and western ends. Nine bedrooms and 11 bathrooms are spread throughout the 13,300 square feet of living space, which includes a guest house and staff quarters. A porte cochère ushers guests along a brick-paved pathway to a courtyard and the main house’s front entrance. Inside, an ornate coffered ceiling caps an expansive, double-height foyer and two flights of stairs with wrought iron banisters that lead to the upper floors. A wide corridor lined with several arches and pillars separates the foyer from a family room with a large fireplace.

Highlights of the 2010 build include a 12-car garage; an eat-in chef’s kitchen with double islands, a china and silverware closet, and a butler’s pantry; and a primary bedroom with an oversized bathroom and massive adjoining patio overlooking the pool, a perfectly manicured lawn, and the bay beyond. The main house also includes a screening room, a wine room, a wet bar with traditional pub-style millwork, and a loggia for outdoor dining and lounging. The property comes with deeded-ocean access and a deep-water dock.
