Chandigarh administration proposes significant increase in collector rates, ET RealEstate

CHANDIGARH: The property rates in the city are set to increase by up to four times, depending on the property category, if the proposed collector rates by the Chandigarh administration are implemented. On Wednesday, the deputy commissioner office issued draft collector rates and sought public suggestions, feedback, or objections. The final revised schedule of collector rates will come into effect from April 1. The feedback can be submitted by March 20. The administration will notify the new collector rates on March 25.

The sharpest increase proposed is in the residential segment, particularly in the rural areas. In the sectoral grid of the city, the proposed growth in the collector rate ranges from 42% to 128%. The existing collector rates in the sectoral grids for the plotted development range from Rs 70,424 per sq yd to Rs 78,250 per sq yd, but the proposed rate will vary from Rs 1,28,200 per sq yd to Rs 1,78,600 per sq yd.

In the rural areas, residential collector rates have been proposed to increase by 316%, and commercial properties by 438%. For residential rates within abadi deh, the rates have been proposed to increase from Rs 12,870 per sq yd to Rs 53,600. The commercial property collector rates have been proposed to increase from Rs 26,770 to Rs 1,44,100 per square yard.

In the industrial phase 1 and 2, the proposed rate increase is about 32% from the existing rate. The collector rate of Industrial Area Phase 1 and 2 is proposed to increase from Rs 62,599 per square yard to Rs 83,100 per square yard. Earlier, there was no collector rate for Industrial Area Phase 3, but for the first time, the administration has also fixed the collector rate here at Rs 62,600 per square yard.

A major change is introduced in the agricultural land category. Currently, the collector rates are uniform for agricultural land irrespective of location. Now, the administration has proposed varying rates depending on the land’s location. In the category of agricultural land 2 kanal and above, the proposed collector rate in Manimajra is Rs 3,22,27,700 per acre, Raipur Khurd & Behlana Rs 2,73,48,900 per acre, Mauli Jagran, Hallomajra, Daria & Raipur Kalan Rs 1,88,37,400 per acre, Sarangpur, Khuda Lahora, Dhanas & Khuda Jassu Rs 2,01,30,500 per acre, Maloya, Dadu Majra & Shahpur Choliyan Rs 1,90,74,000 per acre, Kaimbwala & Khuda Alisher Rs 1,76,77,600 per acre, Chahar Taraf Burail, Bair Majra, Tatarpur, Burail, Attawa, Badheri, Buterla, Kajheri & Palsora Rs 1,39,75,500 per acre.In the agricultural land less than 2 kanal, the proposed collector rates in Manimajra are Rs 4,02,900 per Marla, Raipur Khurd & Behlana Rs 3,41,900 per Marla, Mauli Jagran, Hallomajra, Daria & Raipur Kalan Rs 2,35,500 per Marla, Sarangpur, Khuda Lahora, Dhanas & Khuda Jassu Rs 2,38,500 per Marla, Maloya, Dadu Majra & Shahpur Choliyan Rs 2,51,700 per Marla, and Kaimbwala & Khuda Alisher Rs 2,21,000 per Marla.
