Ghaziabad development body to use drones to map Madhuban Bapudham township, ET RealEstate


GHAZIABAD: The Ghaziabad Development Authority (GDA) is conducting a drone survey of the Madhuban Bapudham housing scheme as part of its land audit exercise. The survey data will be superimposed on the zonal map of the township. The survey was necessary to keep track of its land records by employing the latest technology, officials said.

“The Madhuban Bapudham housing scheme was conceived in 2004 by GDA and was launched in 2014, for which 1,234 acres of land was acquired from Sadarpur, Mainapur, Morta, Nagla Patt, and Yakutpur villages. The township has 2,750 plots, and the development authority now wants scientific bookkeeping of its land records,” said GDA secretary Rajesh Kumar Singh.

Singh went on to add, “Since the use of drone technology a few years ago was not in use, we are now using drone technology to ascertain its land record, which is in keeping with our land audit exercise.”

Until now, the Authority would prepare zonal maps – which were made by hand and had inherent flaws when it came to collating them with revenue land records (Khasra-Khatauni).

“The drone survey will enable us to establish the exact coordinates of plots, and the data thus obtained will be superimposed with the zonal map of Madhuban Bapudham, which will help us create a digital land record complete with map, area, and coordinates,” Singh explained.

Recently, around 300 allottees of the township raised the issue that some allotted plots of sizes 60, 90, 115, and 120 sqm were located on crematorium land. The GDA, in its land survey and records, had marked the land parcel as park and park-facing.

“It is precisely because of reasons like this that there is an urgent need to enhance our land records. The use of technology like drone surveys rules out the possibility of such an error. In a drone survey, one gets a 3D overview of the physical land, while physical surveys have no such advantage,” another GDA official noted.

Meanwhile, the GDA vicechairperson assured the allottees that amends will be made for the same.

LD Mishra, an allottee, said, “We have been assured that the development authority will allot them land somewhere, for which scouting of land within the township is being done.”
