Nit Set To Raise Devp Charges In Gunthewari Layouts By ₹19/sq Ft, ET RealEstate


NAGPUR: If you reside in Gunthewari layouts, be ready to shell out extra development charges. The Nagpur Improvement Trust (NIT) is all set to increase the existing charge from 56 per sq ft to 75 per sq ft.

The development is a fallout of the Maharashtra government empowering all planning authorities across the state to implement the Maharashtra Gunthewari Development Act.

“Currently, the regularisation process is carried out by charging a development fee of 56 per sq ft,” said NIT chairman Manojkumar Suryawanshi. A marginal revision will take place, he said, expressing confidence that there will be no opposition from the public at large. “The decision will be taken at NIT’s board meeting soon,” he said.

Besides this, development charges for areas coming under the of Nagpur Metro Regional Development Authority (NRMDA) will also be levied. NMRDA team is already working on it, Suryawanshi said.

The Maha Vikas Aghadi (MVA) government had tripled the development fee to 168 per sq ft. Subsequently, the Urban Development Department (UDD) had issued a government resolution in October 2021 to levy the revised development fee. However, the NIT board of trustees, in March 2022, had decided not to implement the increased development fee.

Now, the current Eknath Shinde-led government has cancelled the revised rates after stiff opposition. In 2001, the development charge were 48 and in 2013, it was increased to 56 per sq ft.

The UDD recently issued a government resolution regarding the development fee charged from plot holders while regularizing plots under Gunthewari Act. As per the provision of Maharashtra Gunthewari Development Act 2001, planning authority has been declared to regularize unauthorized structures in the state.

Nagpur metro region comprises talukas of Hingna, Mauda, Kamptee, Nagpur rural, Parseoni and some villages of Kuhi, Umred, Kalmeshwar, Saoner talukas. NIT has taken up the process of regularization of illegal plots and houses under the Gunthewari Act till December 31, 2020, and applications have been invited from citizens of the metro region as well.

“Under NIT’s Gunthewari layout, applications from around 83,000 plot holders were received, while for Metro region NMRDA has received applications from 81,000 plot holders,” said additional metropolitan commissioner Avinash Kathade.
