This $8.5-million Miami property comes with a Bentley
For a buyer who wants the ultimate turnkey residence in Miami, an $8.5-million junior penthouse at Ritz-Carlton Residences at Sunny Isles Beach just might be the best option. The three-bedroom, four-and-a-half bathroom property comes fully furnished. It also comes with its very own Bentley.
The current owners meticulously renovated the property, working with interior designer Graciela Dayan to create a more textured living environment. Dayan replaced porcelain tile with herringbone oak floors and enlivened the kitchen with dramatic Calacatta Viola marble. Wood paneling sourced from Brazil now balances the floor-to-ceiling windows in most of the 2,800-square-foot home’s rooms.
“When we decided to move to Miami, we knew we wanted to find a place that evoked the warmth and transitional design of our home in Los Angeles but with a flash of Miami modernity,” said co-owner Greg Propper in a statement. “We quickly realized the Miami aesthetic of cold stone floors and stark whites did not appeal to us, so we embarked on a year-long renovation to transform our home into a space that truly reflected both tradition and modernity.”
The listing is held by Fredrik Eklund and Pietro Belmonte of Douglas Elliman.

Condos designed by Robert A.M. Stern Architects open sales
The Ritz-Carlton Residences are coming to Houston. Located just outside of the city in developer Howard Hughes’s planned community, this 111-unit building and its grounds will span roughly eight acres along 1,200 feet of lakefront shoreline. The project represents the first Ritz-Carlton standalone branded residences in the Lone Star State.
Designed by AD100 Hall of Fame firm Robert A.M. Stern Architects, the property was inspired by the memorable Texas mansions of architect John F. Staub. The firm’s celebrated classical sensibility is demonstrated through oak wood flooring, crown molding and high ceilings in central living spaces, in addition to custom Italian cabinetry in both the kitchen and the bathrooms. Each home will enjoy views of Lake Woodlands—the namesake of the complex—and select units are set to include outdoor terraces and loggias. Perks within the property will include a fitness center, treatment rooms, locker rooms with cold plunges and saunas, and a multi-sport simulator room. Roughly three acres of land are devoted to outdoor amenities including a bocce ball court, a pickleball court, a dog park, a cutting garden, and a pool.
