Civic body reassesses properties in Ahmedabad's west zone following tax revenue dip, ET RealEstate

AHMEDABAD: The Ahmedabad Municipal Corporation‘s (AMC) property tax department is reassessing properties in the city’s western zone, directly impacting the property tax revenue there. Compared to 2023-24, there was a 5.95% decrease in property tax revenue for 2024-25 in the west zone.

The re-assessment of properties by the AMC during the financial year 2023-24 delayed the distribution of property tax bills, affecting the revenue. It is expected that all property tax bills will be distributed by the end of Jan, leading to an increased revenue in Feb and March.

In a revenue committee meeting held on Friday, data including property tax figures from the AMC were released. As of Jan 17, in 2023-24, the total property tax revenue was Rs 1,175.04 crore, while in 2024-25, it increased to Rs 1,290.47 crore, showing a 9.82% rise.

The central zone saw the highest increase in property tax revenue, with Rs 132.97 crore in 2023-24 compared to Rs 172.81 crore in 2024-25, marking a 29.96% increase.

The northwest zone had the second-highest increase, with revenue rising from Rs. 233.92 crore in 2023-24 to Rs 282.12 crore in 2024-25, a 20.61% increase.

The west zone experienced a decline in property tax revenue, with the highest drop observed there. As of Jan 17, 2023-24, the revenue was Rs 298.13 crore, which decreased to Rs 280.39 crore in 2024-25, a 5.95% decline.

An official from the AMC said, “In 2023-24, the total property tax revenue was Rs 1,679.98 crore, with the west zone alone accounting for Rs 371.49 crore. However, as of Jan 17, the revenue is Rs 280.39 crore. The re-assessment process in the west zone during 2023-24 delayed the timely distribution of property tax bills. Currently, not all bills have been distributed. By the end of Jan or the first week of Feb, all bills will be distributed, and the revenue in the west zone is expected to increase in Feb and March.”
