AHMEDABAD: Gujarat chief minister Bhupendra Patel promised developers that the industry’s pending issues will be resolved soon. Inaugurating the annual GIHED property show in Ahmedabad, the CM said developers want speedy government processes and there is nothing wrong with that.

Credai Ahmedabad has decided to sell properties using the RERA area concept and have also raised a demand that charges for FSI be according to RERA carpet area and not built-up area. Developers also announced that they will upgrade 50 government schools to smart schools.

Addressing developers, the CM said, “India is growing fast and the Prime Minister has ensured development with legacy (vikas sathe virasat). Developers have also adopted green buildings and renewables and are targeting net zero. Developers want quick government processes, and all their issues will be resolved.” He also mentioned the upcoming Ram temple inauguration and termed it “a historical moment for all”.

Credai Ahmedabad president Dhruv Patel said, “We have decided to sell properties based on RERA area, which covers carpet area, balcony and wash yard. This is part of our adoption of RERA rules completely. However, currently municipal corporations charge for FSI based on built-up. We demand that the AMC charge based on RERA area only.”

He added that currently there is a provision for a 5% rebate on FSI charges if the developer is developing a green building. In other states, there are better incentives for green buildings. “Gujarat should also increase incentive rates for green buildings, because it helps citizens in a big way. Credai has decided to achieve a net-zero carbon footprint in real estate by 2050, so such incentives will help the movement.”

The three-day GIHED property show began on Friday, where 60-odd developers are showcasing 400 projects in the residential, commercial, industrial plotting and plotting segments.
