Demands Extended Objection Period, ET RealEstate

AHMEDABAD: The Confederation of Real Estate Developers’ Associations of India (Credai) Gujarat on Monday submitted a memorandum to the Ahmedabad district collector, Praveena DK, opposing the jantri rates proposed by the state govt.

Claiming that the jantri rates proposed were not derived scientifically, the real estate developers and farmers across the state have been opposing the govt’s proposal. All the district chapters of Credai also submitted representations against the new jantri rates to respective district collectors on Monday. They also held rallies in several districts.

Dipak Patel, president, Credai Gujarat, said, “The proposed jantri rates will impact the real estate industry and farmers across the state. We are receiving a large number of issues regarding jantri from the districts. Some of our district chapters like Vadodara, Surat, Rajkot, Mehsana, Bhavnagar, and Banaskantha held rallies to oppose the proposed jantri rates.”

Credai, in its representation, stated that the draft jantri rates are even higher than market rates in some places. “There are several discrepancies in the rates of two land parcels adjoining each other but falling in different zones. We demand that the state govt should provide a detailed zone-wise map of new jantri rates.”

The state government had invited online objections from citizens regarding the draft jantri rates by Dec 20. However, the demand for an increased time limit and offline submission was raised by developers and farmers’ groups, so last week, the state government allowed offline submission of objections and extended the time limit until Jan 20.

Patel said, “We want the time limit till March 31, 2025. The time given by the state govt is very little because all the stakeholders require time to raise objections. There are 40,000 value zones in the state, and many farmers need to understand the jantri impact properly and then need time to submit representations.”
