GURUGRAM: The district town planner-enforcement (DTPE) of the department of town and country planning has initiated action to seal 150 illegally constructed flats in Palam Vihar‘s C-2 Block.
DTPE Amit Madholia has sought police deployment and the appointment of a duty magistrate to oversee the sealing operation.
These flats, spread across 10 residential plots, violate approved building norms.
They have made four units per floor which is a violation, since only one unit per floor is allowed.
Instead of the permissible limit of four floors, builders constructed 14 to 16 flats per plot, leading to a severe strain on local infrastructure.
Frustrated by these illegal constructions, C-2 Block residents approached the Punjab and Haryana high court, highlighting the adverse impact on parking, electricity, water supply and sewage systems.
Petitioners said the buildings were designed to house only four families per plot, but builders exploited the space to accommodate far more, ignoring zoning regulations.
Last month, former DTPE Manish Yadav had sealed the under-construction flats.
However, in blatant disregard of the law, builders broke the seals and resumed work.
This defiance prompted authorities to plan stringent legal measures.
“Such violations won’t go unpunished,” officials said, hinting at criminal cases against offenders.
Now, the tehsildar has been directed to restrict any sale or purchase of these illegal flats.
The move aims to deter future violations and protect homebuyers from fraudulent transactions.
The sealing drive in C-2 Block is just the beginning.
The DTPE has announced plans to survey other blocks in Palam Vihar, where complaints of illegal construction are growing.
Officials urged residents to report violations, promising swift action against erring builders.
Madholia said residential plots are restricted to a maximum of four floors.
Any deviation will result in sealing, transaction bans and legal consequences.
“Breaking seals will invite the harshest penalties,” Madholia warned.
The crackdown underlines the need to balance urban growth with regulatory compliance.
By curbing illegal constructions, authorities aim to preserve Gurgaon’s urban infrastructure and ensure basic amenities remain accessible for all.
