Goa government hikes minimum land price by 130% in Bardez and Pernem, ET RealEstate

PANAJI: Those planning to buy properties in Goa’s fastest growing talukas, Bardez and Pernem, will now have to pay more as the state cabinet on Thursday approved the increase in the minimum land price in these two talukas by almost 130%. Govt’s decision is likely to raise land prices in other talukas as well.

Chief minister Pramod Sawant said common people will not be affected by the decision, as those buying about 500sqm of land to construct a house will still be subject to the old prices.

Sawant said that the minimum price to buy properties in the two talukas was Rs 3,000 per sqm and it has been hiked to Rs 8,000 per sqm.

He said that those buying properties for commercial purposes will have to pay the revised price. “We have decided to increase the price in these two talukas as there is a demand for land there,” he said. Goa has 12 talukas.

The CM said the decision will generate higher revenue for govt. There have been allegations against the town and country planning department regarding the rampant conversion of land in Pernem and Bardez. Over the past couple of years, the two talukas have been land-deal hotspots for actors, celebrities, politicians, cricketers, and bureaucrats.

Sawant said that govt makes decisions with the overall development of the state in mind. “We have increased the rate in these talukas so that other talukas also benefit from the development,” he said.

He added that the decision is also intended to curb massive development in these two talukas.
