Goa's town planning department revises fee structure to convert land, ET RealEstate

PANAJI: With state govt looking for additional sources of revenue, the town and country planning department has decided to cash in on the real estate frenzy in Goa. The department has notified a revised fee structure for conversion of land for residential and commercial purposes.

The conversion of a plot will cost Rs 1,000 per sqm if the size is more than 500sqm, a flat processing fee of Rs 10,000 will also be charged, said chief town planner (land use) Ranjit Borkar.

The processing fee, according to the notification, is Rs 5,000 for a parcel of land up to 500sqm.

Conversion of a plot to ‘settlement’ or ‘commercial’ zone in the Regional Plan or the Outline Development Plan will cost Rs 50 per sqm for a plot of land that is less than 500sqm.

For conversion to industrial zone, the fees vary from Rs 200 to Rs 500 per sqm depending on the size of the area that is being converted. For conversion to ‘institutional zone’, the conversion fee ranges Rs 150 to Rs 250 per sqm based on the size of the plot.

The fees have been articulated in the Goa Town and Country Planning (Change of zone of land in the Regional Plan or the Outline Development Plan) Rules, 2024, notified by the TCP department under the recently inserted Section 39 A of the TCP Act, 1974, on June 18.
