Goa’s town planning department withdraws approval for 28-villa project in Cavorim, ET RealEstate

PANAJI: The town and country planning department has withdrawn the technical clearance granted for 28 residential villas in Cavorim village, after the real estate developer, K K Group, failed to satisfactorily respond to concerns about encroachment and demarcation of land.

The TCP had issued a show-cause notice to the builder in July and had directed that ongoing construction be stopped immediately. “The technical clearance issued for proposed construction of residential villas and compound is revoked,” said town planner S P Surlakar.

The K K Group had proposed to construct 28 residential villas at Cavorim village, which falls under the Chandor-Cavorim panchayat. Opposition leader Yuri Alemao had expressed concern about the project during the monsoon session of the assembly and had also requested TCP minister Vishwajit Rane to cancel the project.

A local resident had also complained to authorities that the builder had encroached into their property. When the TCP board was informed about the complaint, the board recommended that the technical clearance should be revoked if the approvals were obtained by “misrepresentation of facts and by producing wrong plans and area statement” to the authorities.

In the revocation order, Surlakar said that “no specific clarification” has been given by the builder in response to the complaint about encroachment and demarcation of land. Demarcation of the property is still pending before the court of inspector survey and land records, Margao.

“As such, the boundary of the property is not yet confirmed, which may have adverse effects for the setbacks maintained, thus the answer given is found to be unsatisfactory,” said Surlakar.
