Housing Board Allows Amalgmation Of Adjacent Plots If Owner Is Same, ET RealEstate

LUCKNOW: In a crucial move that will benefit property owners, Uttar Pradesh Housing and Development Board (Avas Vikas Parishad) on Wednesday announced that it will allow amalgamation of adjacent plots if the properties are owned by the same person or immediate kin.

While for residential properties, joining two plots into a single unit will be allowed upon paying 2% of the reserved rates, for commercial properties, amalgamation of four plots will be allowed upon payment of 5%.

Property owners will have to submit the building plan to the board for permission to join two plots along with the necessary fee.

The move will benefit thousands of property owners across the state as the policy would cover all the schemes that have been executed by the board in the past.

In another decision which would benefit govt employees and those working for public sector units and govt agencies, the housing board would give possession of properties on payment of 50% of the cost to the board. Till now, possession was granted only after the entire amount was paid to the board.

During the board meeting that took place for almost six hours on Wednesday, a total of 34 agenda points were taken up and approved.

Additional chief secretary, housing, Nitin Ramesh Gokarn presided over the meeting with housing commissioner Balkar Singh.

To ensure safety of buildings, the authority would seek a structural safety certificate from builders who want to construct group housing projects having more than 15 floors.

The board also gave go ahead to a private developer to establish an integrated township on Dewa Road in Barabanki. In 2016, the housing board had contemplated a township over 46acre land but was not able to operationalize the project due to various issues.

Heeding to the demands of lakhs of farmers after a long time, the housing board agreed to pay compensation for the land acquired in the past as per the provisions of the Land Acquisition Act, 2014. While land acquisitions since 2014 are being done as per the provisions of the Act, 42 schemes floated by the housing board in the past are still languishing partially due to the pending demands of farmers.

Additional housing commissioner and secretary Neeraj Shukla said that the move would benefit over 1 lakh farmers who have not been paid yet.
