8 Realtors Offer to ‘Buy’ Revenue Road Parcels, Real Estate News, ET RealEstate

GURUGRAM: The urban local bodies (ULB) department has sought a status report on the proposals of eight private builders to develop approach roads to residential societies built by them by purchasing revenue road land. These roads are in sectors 63A, 65, 106, 111 and 113.

Revenue roads were originally carved out as paths to agricultural fields in village areas. They automatically came under the jurisdiction of the municipal corporations concerned after licensed colonies were developed.

The proposals include one from a private builder to buy revenue rasta (road) falling on a land parcel measuring 0.559 acres near Emerald Estate in Sector 65 (Maidawas village). Another builder has proposed to buy 590 sqm of revenue road land in Sector 106.

MCG, however, said it has submitted the report. “We recently submitted the report. Builders will have to pay for the land they are purchasing from us. There will be no exchange of land, since the exchange policy was superseded by another policy allowing purchase of land in 2021,” said an MCG official privy to the matter.

On Dec 19 last year, the ULB department asked MCG to submit a status report on proposals of purchasing revenue road land, but the corporation failed to submit the report on time. The department then again asked MCG to submit the report in Feb this year.

The ULB department introduced a policy in 2017 for MCG to exchange land under revenue rastas with private developers in lieu of equal land of equal value. The decision was taken after MCG realised that many of their revenue roads were not being utilised as they fell inside societies. According to the policy, if a revenue road is redundant and ends in the society, developers can apply for exchange of land. If the revenue road connects two different areas while passing through the society, it will remain as it is.

In 2018, MCG asked developers to submit the list of redundant revenue rastas falling within their licensed areas.
