81 Noida Homebuyers Celebrate Document Handovers, ET RealEstate


NOIDA: The stamps and registration department organised a special camp on Saturday at Eldeco Aamantran, Sector 119, to register 81 flats, generating revenue of Rs 2.4 crore.

While the developer did not opt for the UP govt’s rehabilitation scheme for stalled projects due to relatively low dues, officials said the camp was held in line with the state’s directive to facilitate doorstep property registrations.

Homebuyers who were handed over their papers said it felt like early Diwali.

Nikhil Singhal, president of the Eldeco Aamantran apartment owners’ association, said the construction began in 2006-07, with possession starting in 2019. Out of 1,260 flats in 14 towers, 950 were registered by the developer, but 310 remained pending due to unpaid dues to the Noida Authority. “We met with CM Yogi Adityanath twice, and he assured us the issue would be resolved,” Singhal said.

BS Verma, assistant inspector general of stamp and registry, stated, “Following the state govt’s orders for doorstep property registrations, we organised this camp to help flat buyers who have paid their dues but were waiting for years to complete registration. We registered 81 flats in total. We will organise more such camps.”

Residents, relieved by the development, called it an “early Diwali.” Kavita Singh, a homebuyer, said, “We moved in after paying dues but could not complete registration due to pending payments by the developer. Without registration, it did not feel like we owned the flat.”

Another resident, Pooja Mehta, echoed a similar sentiment, “I booked a flat two years ago and was waiting for registration. This camp feels like a Diwali gift.”

Sandeep Tandon, AGM of Eldeco Group, confirmed that the developer paid Rs 5 crore in dues to the Noida Authority and plans another registration camp post-Diwali.

Officials clarified that Eldeco Aamantran’s dues were low, so it didn’t qualify for the rehabilitation package, which offers a two-year relief on interest and penalties for developers affected by the Covid-19 lockdowns. Only 29 out of 57 defaulting projects in Noida accepted the package.

Between Feb 26 and Oct 18, 2024, the department registered 5,925 flats in Greater Noida and 1,627 in Noida under this scheme. The next camp is planned for Tuesday in Great Value Sharanam, Sector 107.
