AIPL to take rental portfolio to five million sq ft with new projects, ET RealEstate

Realty developer AIPL plans to take the rental portfolio to nearly 5 million sq ft with multiple retail and office complex under construction, a senior executive said.

Majority of the company’s commercial project are in Delhi-NCR while some are in Punjab as well.

The company currently operates 1.4million sq ft and by Q2 2025, two projects, AIPL Statement and AIPL Autograph having total leasable area of 3.5 million sq ft would be ready.


AIPL Masterpiece houses corporates like Perfetti and Samman Capital. Perfetti has leased 36000 sq ft while Samman Capital has taken approximately 16,500 sq ft.

According to a recent Cushman & Wakefield report there is a strong occupier demand, due to which the pan India leasing volumes which remained strong in Q1 2024, crossing the 20 MSF mark for the third time in the post Covid period. A gross leasing of over 20 MSF for two consecutive quarters is a significant record for the office real estate market, suggesting that activity in India is moving on a higher plane.

Bengaluru remained a prime market, contributing a significant share of pan India fresh demand with several large deals witnessing closure. Mumbai, Delhi NCR, and Hyderabad also reported robust lease transactions. Q1 supply recorded robust expansion y-o-y with developers expediting project completions. Hyderabad led supply addition in Q1, followed by Bengaluru and Delhi NCR.
