CHENNAI: In an effort to ensure seamless clearance of proposals for high rise buildings in areas where an NOC from the Airports Authority of India is required, the Chennai Metropolitan Development Authority will integrate its online plan permission software with that of the AAI. It has written to the AAI in this regard.
“A builder would need an NOC from the AAI to go ahead with the construction of high-rise buildings. The AAI has a zone map denoting areas where high rise buildings should not be constructed and where they are allowed,” said a CMDA official.
There are 21 agencies belonging to the state and Union government involved in issuing NOCs for highrise, non-high rise buildings and layouts in the Chennai Metropolitan Area and the CMDA has integrated with Chennai Metro Rail Ltd, PWD, ELCOT, Tamil Nadu Housing Board, highways, geology and mines, forests, water resources department, Southern Railway, ELCOT and collectorate.
After an applicant, mostly an architect representing the builder, applies for permission by uploading drawings on cmdaonlineppa.tn.gov.in, he/she receives, after scrutiny, an alert about obtaining NOCs from the departments mentioned. The applicant can then select the department concerned in the NOC section on the portal. He/she will be linked to the government’s single window portal. On filling in the requisite details, the application will be available in NOC issuing department’s login.
Once the NOC is issued, it will reflect in the plan permission portal. The applicant can also track the status. After CMDA inspection, if further NOCs are required, the same process can be followed.
Developers say a lot of time is wasted in getting NOCs from different departments. “The CMDA should expedite the integration process. This causes inordinate delay as we must go to each department to get the NOCs,” said Builders Association of India committee chairman (municipal and DTCP) S Ramaprabhu.
