EWS housing component of Delhi’s first TOD hub by February-end, ET RealEstate

NEW DELHI: The city’s first integrated transit-oriented development (TOD) hub at Karkardooma will have its economically weaker section housing component ready by Feb 28. This comprises 498 flats plus 22 floors with basement parking.

TOI saw finishing work, such as installation of lifts, laying of cables and tiling of common areas, under way in the complex on a visit. “The construction work of flats has finished and we are busy with the external development of the complex,” said an official of the National Buildings Construction Corporation. “We are working on an approach road to the EWS tower, while sewer connectivity will be provided soon. DDA is getting the power supply done through BSES Yamuna Private Limited.” NBCC is the implementing agency for the project.

From February end, DDA will publicise the project before initiating the allotment process for the general public.

Lieutenant governor VK Saxena recently reviewed the progress of the project. “The Karkardooma ToD project has the potential of not only changing the skyline of east Delhi, but also bringing about unprecedented socio-economic changes in the area. The hub aims at seamless interplay of residential and commercial development in an extremely inclusive manner with EWS provisioning,” said Saxena.

After a meeting with DDA officials in Feb last year, the LG said that effort would be made to complete phase I of the project by March this year. An official explained, “Work kept getting interrupted by regular bans on construction, Covid pandemic and restrictions on working hours due to the extreme cold weather.”

Besides the EWS tower, there is the Residential Trapezium (RH) complex with 450 2BHK flats on 47 floors with two basements. Around 23% of the work is finished. At the RH02 complexof smaller houses, there are six towers with 10 floors each and three with 33 floors, for an overall 5762BHK flats. “Here, 35% of the work is completed and we are targeting March next year to finish everything,” said an official. The basement parking will have space for around 1,540 cars in phase I, under which DDA hopes to have 1,524 flats ready by March 2025.

Overall, the ToD will have 6,518 residential flats, including 1,992 EWS residences. The cost of the entire project is Rs1,168.5 crore.

Commuting will be easy because of the connection to Karkardooma metro station, which has an interchange facility between the Blue Line (Vaishali to Dwarka) and Pink line (Shiv Vihar to Majlis Park).

A highlight of the project is the 30% green space with provisions for a cricket or multipurpose field, open gym and an exclusive open area for residents. The buildings are green, having been built with precast autoclaved aerated concrete blocks instead of clay bricks. “To ensure zero wastage of water, a dual flushing system and the sewer treatment plant with a capacity to handle 6 million litres per day is being installed. There is rainwater harvesting and solar energy will be tapped,” said an official.
