Four New LDA Housing Projects to Begin in Lucknow, ET RealEstate

LUCKNOW: The Lucknow Development Authority (LDA) is set to commence land acquisition for four new housing schemes – Wellness City, IT City, Educational City, and Prabandhnagar.

LDA chairperson and divisional commissioner Roshan Jacob approved the proposal for land acquisition for the projects during a meeting on Friday.

LDA vice-chairman Indramani Tripathi confirmed that the proposals for Mohan Road scheme were ready and would be approved in the upcoming LDA board meeting. A tender worth Rs 225 crore has been issued for internal development, covering infrastructure such as roads, sewage, water supply, electrification, and drainage.

Land pooling and acquisition are on for Wellness City and IT City on Sultanpur Road, for which compensation rates have been fixed and negotiations with farmers are in progress. For Prabandhnagar Scheme, discussions with farmers are on to address issues related to land acquisition.

“Educational City will be developed on Mohan Road over 785 acres in Pyarepur and Kaliakheda villages at a cost of Rs 1,544 crore. It will have a grid pattern akin to Chandigarh/Panchkula, with Educational City spanning 74.25 acres and a central park covering 42 acres. A water body will occupy an area of approximately 45,000 square metres. The plan includes eight sectors with solid waste management, sectoral shopping centers, and designated areas for vendors,” Tripathi said.

“Total 2,532 residential plots ranging from 112.5 sqm to 450 sqm will be developed, along with large group housing plots,” he added.

Wellness City on Sultanpur Road will spread over 1,474 acres and will have super-specialty hospitals, medical colleges, diagnostic centres, and Vipassana and meditation centres. The project will include Aminabad medicine market. It will comprise seven sectors named after Saptrishis, with a total of 2,935 residential plots ranging from 112.50 sqm to 450 sqm, as well as group housing and commercial plots.

IT City will be developed on 2,086 acres between Sultanpur national highway and Kisan Path. It will include a hi-tech technology park, global business park, science and engineering equipment zone, and super-specialty medical zone. The project will have 4,025 residential plots of 200 sqm each. An industrial area of 360 acres and 64 acres for commercial activities are reserved. It will also have a 15-acre water body.

Prabandhnagar Scheme, covering 2,077 acres on IIM Road, will cost Rs 4,500 crore. It will have residential plots spanning 20 lakh sqm, commercial plots on about 7 lakh sqm, industrial area of 14.58 lakh sqm, and mixed land use of 7 lakh sqm.
