Gujarat Government Seeks Public Feedback on Draft Jantri Rates for 2024, ET RealEstate

GANDHINAGAR: Gujarat govt has placed the draft Annual Statement of Rates 2024, commonly known as jantri, in public domain. The document, which serves as the basis for determining the market value of land and immovable properties, will be available on govt website — https://garvi(dot)gujarat(dot)gov(dot)in — until Dec 20 for suggestions and objections from the public and all stakeholders.

Govt sources said the revised annual statement of rates, which reflects jantri rates arrived at through “rationalisation and scientific methods”, is likely to take effect from Jan next year.

Revenue department officials said that after the jantri rates were doubled with effect from April 15, 2023, the state govt prepared the new draft jantri rates in Feb this year, but it was not put in public domain because of the general election.

An official communique said that CM Bhupendra Patel has positively responded to farmers’ requests for increased jantri rates due to inadequate compensation for land acquisitions and has also considered appeals from various organisations and institutions. “Considering these requests, the CM directed the preparation of a statement reflecting actual values through rationalisation and scientific methods for public benefit,” the govt statement said.

In this context, a phased field survey was conducted from April to Nov 2023, taking scientific aspects into account. The survey in urban areas, based on their development potential, covered a total of 23,846 value zones, and in rural areas, covered 17,131 villages.

Teams comprising technical and administrative staff were formed for each district, trained intensively and made aware of factors for capturing actual land values, the statement added.

Moreover, current land rates were determined through local investigations and verified at the taluka and district levels, govt sources said.

The real estate sector and prospective buyers are expected to experience implications from the impending jantri rate adjustments, as govt claims its exercise reflects actual values arrived at through rationalisation and scientific methods.

District-level representations will undergo review by committees chaired by collectors before these objections and recommendations are forwarded to the state govt for consideration. The finalised jantri rates will be implemented after govt’s approval following inclusion of the objections and suggestions, the statement said.
