JDA to Utilise Land Pooling Act to Acquire 164 Hectares Land for Shivdaspura Township, ET RealEstate

JAIPUR: For the first time the Jaipur Development Authority (JDA) is all set to make use of the Land Pooling Scheme Act, 2016 – a law framed under the previous Vasundhara Raje-government in the state. The civic body will acquire around 164 hectares utilising this Act for the proposed Shivdaspura township project.

JDA officials stated that although the Act was framed in 2016, neither the earlier BJP government nor the previous Congress government used this Act. Most lands, acquired under the Congress government, were under the ‘land for land’ policy framed in 2018.

“Under the land pooling scheme, the government need not technically acquire land. The government has to convince landowners to utilise a portion of their land for urban infrastructure development. The civic body will later give developed proportionate piece of land to the landowners with all necessary infrastructure including roads, parks, and open spaces,” a JDA official from the town planning department explained.

JDA officials have already held a meeting and decided to step up the process of pooling lands under this scheme. The civic body had started meeting the landowners, whose lands need to be used for this project. The process of negotiation is on, and JDA officers are hopeful of breaking the ice soon.

“We had identified the process of acquiring 166 hectares of land on Tonk Road in villages surrounding Shivdaspura. In the master plan, the land use of the area is earmarked for mixed usage,” another JDA official added.

The officials stated that to reduce the burden of increasing population from Jaipur city, the state government had included the provisions for satellite townships in the masterplan of 2025, drafted in 2011.

During that time the government had decided to build satellite towns in areas like Achrol, Bhanpur Kalan, Jamwaramgarh, Bassi, Kanota, Vatika, Bagru, Kalwar, Kukas, Jahota and Chomu identified in the masterplan. Similarly, Bagwada, Chop, Pachar, Shivdaspura and Chandlai will also have satellite towns. “Shivdaspura township project was later included in Masterplan 2041,” said an official.
