Maharashtra government banks on GIS mapping for realistic RR rates in 2024, ET RealEstate


PUNE: Ready Reckoner (RR) rates in 2024 are likely to get more realistic with GIS mapping of all land parcels likely to be completed by January.

“Geographic Information System (GIS) data integrated with the registration website will ensure better assessment of value zones ahead of the announcement of the RR rates next year. Work on mapping of all land parcels in the rural areas, with the help of Maharashtra Remote Sensing Application Centre (MRSAC), is on,” a state registration department official said.

RR rates are the rates of residential property land or commercial properties for a given area published by the state government after assessment. The rates are announced at the beginning of a financial year. “Work on mapping of land parcels has been completed for 19 districts. The rest of the districts will be covered soon,” said deputy inspector general (IT) Abhishek Deshmukh. Data available with the registration department showed that land parcels in Pune, Jalgaon, Nanded, Beed and Parbhani have been mapped.

Deshmukh said the geospatial technology would help the administration estimate RR value zones based on the correct geographic location of the properties “in a scientific way”. He said, “GIS data on village cadastral maps, gaothan, highways and population data of Census 2011 will be processed to generate the value zones for assessment of Annual Statement of Rates (ASR) or the RR rates.”

The official said citizens would be able to check the rates of any land parcel by zooming in on the area. “A geoportal providing details of RR rates of land and flat prices will definitely help all citizens. The scientific evaluation will also guarantee that the rates are not randomly put out,” said consumer activist S Joshi.
