MMRDA to Generate ₹656 Crore by Leasing Prime BKC Plots for Key Infrastructure Projects, ET RealEstate

MUMBAI: The Mumbai Metropolitan Region Development Authority (MMRDA) expects to generate Rs 656 crore by leasing three prime plots in Bandra-Kurla Complex (BKC) for key infrastructure developments, including a clubhouse with sports facilities, a hospital, and an educational institution. These plots are being offered on an 80-year lease, and bids must be submitted by Nov 25.

The largest of these, located in G Block, covers 52,138 square metre and is designated for the development of a world-class clubhouse and sports facility. MMRDA set a reserve price of Rs 168 crore for this plot, with a permissible built-up area of 10,427 square metre. Plans for the clubhouse include suites, conference rooms, an auditorium, a restaurant and a gymnasium, alongside various indoor and outdoor sports facilities. The outdoor facilities will comprise a swimming pool, a tennis court, cricket nets, a football ground, a basketball court, and a 400-metre running track. The project will also feature basement parking and other allied services.

In the GTxT Block, a second plot measuring 10,026 square metres is allocated for the development of a hospital. With a reserve price of approximately Rs 323 crore, this plot allows for a built-up area of 20,052 square metres.

The third plot, also in GTxT Block, spans 5,118 square metre and is reserved for an educational institute. The reserve price for this plot is set at Rs 164.87 crore, with a permissible built-up area of 10,235 square metres.

BKC, a 19-hectare commercial hub developed by MMRDA, is home to several corporate and govt offices, including the National Stock Exchange, Securities and Exchange Board of India, and the US Consulate. Additionally, it houses the Mumbai Cricket Association, Jio World Drive, and the Nita Mukesh Ambani Cultural Centre, making it a prime location for these upcoming projects.

Over the past two decades, MMRDA funded public projects by raising thousands of crores by auctioning plots at BKC to developers, mainly for commercial development.
