PRAYAGRAJ: The Master Plan-2031, prepared by the Prayagraj Development Authority (PDA) has been approved by the govt. Now, the area of the city will increase from 309 to 398 sq km as a total of 639 villages of the district have been included in the master plan. PDA prepared Master Plan 2031 in Jan 2022 with the help of an agency.
In this, a plan was made to convert many residential areas, including Civil Lines, into commercial buildings. After this, objections were sought from the people. About 485 people gave objections and suggestions.
The master plan was amended three times based on objections. After approval from board in Nov 2024, the master plan was sent for the approval of the govt, and now, after close scrutiny, it has been approved.
According to the Master Plan 2021, the city boundary area, which was approximately 30,917 hectares, will now increase to 36,773 hectares, i.e., the radius will increase by approximately 89 km. After the approval, the infrastructure of the city will be developed, and thousands of people will also get direct and indirect employment opportunities. A new land use called Highway Facility is proposed in the Master Plan 2031 on both sides on the Ring Road and Bypass Road. Under this, activities like baraat ghar, guest house, dhaba, restaurant, refreshment house, resort, and petrol pump are permissible. For this, maps will be approved on the Ring Road and Bypass Road.The approval will also expand the urban area of the district as market, street land use has been proposed on many major routes of the city. Commercial maps of the ground floor and first floor will be approved along the said route. Also, constructions without approval in the past can be mitigated. This will also increase revenue. Moreover, the legality of many colonies can also be stamped, while the land use of some localities can be changed.
The colonies which are residential, but the settlement there has become commercial, such colonies will be declared commercial, and maps will be passed. In this, two floors will be commercial, and one floor can be residential. In this regard, PDA says that it will be evaluated on the basis of merits and demerits. “Prayagraj Master Plan-2031 has got approval from the govt. A total of 639 gram panchayats are included in it. Urbanisation is to be expanded further in the next 10 years, and the infrastructure will be developed,” said Vice Chairman, PDA, Dr Amit Pal Sharma.
