Outrage as Gurgaon Buyers Protest Against Unit Cancellations and Price Hikes at Smart World Gems, ET RealEstate

GURUGRAM: The aggrieved allottees of Smart World Gems project in Sector 89 staged a protest outside the developer’s corporate office in Sector 66 over “unauthorised cancellations of units and the failure to execute builder-buyer agreements”.

The buyers in the residential project, launched in Sept 2021, accused the developer of reselling these units at significantly higher rates.

The protesters claim that Smart World Developers began canceling units without prior consent starting in Sept 2024, with the cancellations persisting into Oct.

They demanded the reinstatement of their units under the original terms, urging regulatory intervention to prevent further consumer exploitation.

Some allottees have already filed complaints with the Haryana Real Estate Regulatory Authority (HRERA) and the National Consumer Disputes Redressal Commission. Besides, a police complaint was lodged, calling for immediate action.

Smart World Developers are yet to address the allegations, leaving buyers anxious. The developer did not respond to TOI request for comment on the project status.

The buyers are determined to continue their protest until their concerns are acknowledged and resolved.

“Many booked their units under various payment schemes such as 10:90 and 40:60 and received only informal payment requests through WhatsApp and phone calls. Despite requests for formal agreements, these buyers say the developer ignored them, opting instead for abrupt cancellations,” said an allottee leading the protest.

Another retired allottee, who invested in the project, said, “I paid Rs 10 lakh to the developer and booked a unit in the Sector 89 project. After a lot of persuasion, I was given a receipt, but the developer canceled the unit. I was allotted the unit at Rs 6,700 per sqft and now they’re offering it back at Rs 9,000 per sqft. This is unfair.”

Another homebuyer expressed similar distress.

“My mother booked the unit with her pension money and now the developer has canceled it in an illegal manner. The developer seems unafraid of violating laws and regulations set by the police, HRERA and other authorities,” the buyer said.
