Tata Katcon leases 77,800 sq ft industrial space from Malpani Group in Pune’s Chakan, ET RealEstate

Tata Katcon Exhaust Systems, a joint venture between Tata AutoComp Systems and Katcon Global, has picked up industrial space spread over 77,800 sq ft in the industrial hub of Pune’s Chakan area from Malpani Group through a long-term lease spanning over 10 years.

The exhaust & emission solutions provider is set to commence its operations at the new facility at Malpani Industrial & Logistic Park this month.

This agreement follows last year’s leasing deal with Tata Toyo Radiator, a joint venture with the TACO Group, which secured 250,000 sq ft for its operations at this industrial & logistic park.

As part of the latest deal, Tata Katcon Exhaust Systems’ lease includes a five-year lock-in period, with a monthly rental rate of Rs 29 per sq ft, reflecting a 10% increase over the previous agreement, Malpani Group said in a release.

“Beyond attracting global companies across industries, our aim is to build an ecosystem that drives innovation, sustainability, and industry collaboration. The park is designed to support manufacturers, suppliers, and technology providers, helping them scale operations efficiently across diverse sectors,” said Ashish Malpani, Partner (Director – Real Estate Division), Malpani Group.

ET’s email query to Tata AutoComp remained unanswered.

In addition to existing operational industrial & logistic park spread over 70 acres, Malpani Group has recently acquired 150 acres in phase 5 of Chakan and this will add around 3 million sq ft additional leasable space. This expansion aligns with India’s rising demand for sustainable industrial infrastructure, Malpani added.

India is witnessing a surge in demand for industrial parks, driven by rapid manufacturing growth, government incentives, and infrastructure upgrades. Key manufacturing hubs like Maharashtra, Tamil Nadu, Gujarat, and Karnataka are seeing increased interest from domestic and global companies looking for well-connected, compliant, and scalable industrial spaces.

The push from government initiatives like Make in India, Production-Linked Incentive (PLI) schemes, and National Logistics Policy is accelerating investment in industrial corridors and special economic zones. Additionally, improved road, rail, and port connectivity through PM Gati Shakti, Bharatmala, and Sagarmala is supporting the demand.
