YEIDA set to acquire 5,000 hectares of land for various projects, ET RealEstate

NOIDA: YEIDA has initiated the process of acquiring land across 10 new sectors in the Yamuna region to support various projects including a fintech city and dedicated space for Japanese and Korean cities.

Officials said that a proposal for acquiring over 3,500 hectares of land was sent to the GB Nagar district administration. Additionally, a letter was written to the Aligarh administration, requesting the initiation of a social impact assessment (SIA) for over 1,600 hectares of land earmarked for a logistics park and industrial development in the Tappal-Bajna Urban Centre.

Officials explained that the SIA—a process of evaluating the potential social effects on a community when land is acquired for a development project—will identify mitigation strategies and ensure fair compensation for affected farmers. The assessment will soon be conducted by Gautam Buddha University.

At present, teams are being formed to carry out surveys in both districts, with the work expected to commence next week. An official from YEIDA shared that these projects are part of a larger plan to spur residential and industrial development in the region.

The 10 new sectors for which land will be acquired are Sectors 4A, 5, 5A, 6, 7, 8, 8D, 9, 10, and 11. As per the Authority’s plan, in Sector 5, 382 hectares will be acquired where residential plot schemes will be launched, while Sector 6 is designated for an industrial plot scheme spanning 348 hectares. Sector 7 and Sector 8 are allocated for multiple land-use plots, covering 283 hectares and 328 hectares, respectively. Sector 9 is reserved for institutional and recreational activities across 328 hectares.

Additionally, Sector 10 will host an industrial park spanning around 312 hectares, and Sector 11 is allocated for the development of a fintech city over 315 hectares. Sector 8D is planned as another industrial plot scheme covering 383 hectares. Two specialised zones will also be developed: Sector 4A as a Korean City, over 365 hectares, and Sector 5A as a Japanese City, covering 395 hectares.

Beyond these sectors, land in Dorpuri Stharol (Aligarh) spanning 178 hectares and 1,449 hectares in Tappal-Bajna (Aligarh) will be acquired for a logistics park and industrial development, respectively.

YEIDA plans to acquire 2,000 hectares of land in Aligarh’s Tappal village for the logistics park and other projects under its master plan. Last year, the Authority issued a notification to acquire 736 hectares in Tappal, and the process of conducting the social impact assessment (SIA) is currently underway.

Notably, YEIDA signed an MoU with HUDCO to fund the acquisition of land. To facilitate land acquisitions, it has already secured Rs 3,300 crore in interest-free loans from the state govt.
