INDORE: Madhya Pradesh has allocated 486.6 hectare land in Shajapur and Dewas districts to set up a priority sector industrial block. Identified as Polay Kalan-Pipalrawan industrial area, the block will host modern amenities to attract a wide range of industries.

MPIDC has received the allotment of the land and a survey for the Rs 200 crore project is underway, corporation MD Rajesh Rathod said.

“The project, spread across 486.6 hectare, will feature modern infrastructure and comprehensive amenities designed to attract a wide range of industries, including Micro, Small, and Medium Enterprises (MSMEs),” he said.

The project is expected to be completed by 2028. Under the priority block, the industries will be offered incentives to set up their plants at the industrial area proposed in Shajapur’s Polay Kalan and Dewas district’s Pipalranwa areas, Rathod said. He said that the industrial area’s strategic location offers excellent connectivity to major transportation networks.

The industrial area’s development plan includes a central entrance. “Primary roads with a width of 60m are planned, connecting the area to external transportation, while secondary roads with a width of 36m, will provide access to different sections and plot clusters,” he said, adding that internal roads with a width of 24m connect individual plots and facilities.

As per the plans, road designs include 5.8 km of 60 m roads, 10.5 km of 36 m roads, and 10.7 km of 24 m roads.

“Prime commercial spaces are proposed along the main road. Corner zoning for residential areas, separating them from industrial zone. A designated zone for MSME plots. Services and amenities catering to the entire site’s needs,” Rathod said.

Water to the industrial area will be supplied through the Kali Sindh River, which is around 8 km from the spot.

The area will feature plots for industrial use — ranging from 0.1 hectares to 6.6 hectares. Spaces are also proposed for warehouses, open areas, parking, residential areas, and commercial spaces – approximately 15 hectare.

Essential amenities and services will include administration buildings, hospitals, police outposts, fire stations, banks and ATMs, overhead tanks (OHT), electrical substations, sewage treatment plants (STP), water treatment plants (WTP), and green and open spaces.
