AHMEDABAD: In a first for the Sabarmati Riverfront, a plot reserved for commercial purposes has been approved for mixed-use development combining residential apartments and commercial spaces.
The Sabarmati Riverfront Development Corporation Limited (SRFDCL), a special purpose vehicle of the Ahmedabad Municipal Corporation (AMC), issued a Request for Proposal (RFP) for the sale of development rights.
The plot, measuring 5,710sq m, is located near Keshav Nagar between the Railway Overbridge and Subhash Bridge on the river’s western bank. The proposed development includes commercial spaces on ground plus four floors, with residential units on the upper levels. According to SRFDCL’s General Development Control Regulations, the maximum permissible volumetric development on the footprint for the project is 59,384sq m, with a height limit of 52.17m.
The base price for development rights has been set at Rs 21,691 per sq m of built-up area, while the base price for the development rights is Rs 128.80 crore. “Agencies will have to deposit 10% of the amount, which is Rs 12.88 crore, to participate in the bidding process,” a senior SRFDCL official said. The deadline for submitting proposals is Jan 31, 2025, with the qualification bid and technical proposal scheduled for opening on Feb 3, 2025. “The project is expected to be completed within four years from the date of the letter of allotment (LOA),” said the senior official.
The official highlighted the strategic location of the plot, which is close to transit hubs including BRT, metro and the bullet train network. It is also near the new Olympic complex, making it a prime spot for development.
