Paradiso Buyers Flag Concerns Over Revamp, Real Estate News, ET RealEstate

GURUGRAM: The legal agreement papers prepared by the builder of Chintels Paradiso for the redevelopment of the project have drawn criticism from residents.

In a meeting held on Sunday, residents alleged that the agreement is “one-sided in nature”, which they felt did not represent their interests fairly. They also pointed out that the agreement seemed to prioritise redevelopment over the mandated reconstruction of phase-1 that comprises towers D, E, F, G and H.

Highlighting that timeline for the completion of reconstruction and structured renting details has not been mentioned in the document, residents have asked for modifications in the agreement. They have also decided to raise their concerns with the district administration for fixation and payment of rent.

“Instead of reconstruction, the developer is going ahead with a redevelopment plan. With increased FAR, the population in the society will increase which will eventually impact the existing resources and amenities. The agreement is completely one sided, which we are opposing,” said one of the homebuyers of D tower , who has been living in Dwarka.

Besides this, residents have also opposed the buyback rates for J tower, recently proposed by the administration.

“The developer must start paying the rent to home buyers when the demolition process begins as it is the first step towards reconstruction. It has been decided that there is need for modification in the agreement shared by the developer, which we will discuss with them,” said RWA president Rakesh Hooda.

The developer’s representative said a team was formed comprising residents of the affected flats after the Supreme Court order. “After negotiations, several residents accepted the plan. These residents also sent us emails specifically saying that the RWA does not represent them in any way. We stand with our commitment to rebuild the towers and all agreements have been made keeping the SC order in mind and following it,” he said.
