AHMEDABAD: Builders have been showing interest in constructing skyscrapers along SG Road and surrounding areas in the city. The city’s tallest commercial building yet, at 150 metres, is set to be built opposite Nirma University in the Gota ward.
A proposal has been submitted to the special technical committee of the state govt for approval.
Once approved, it will surpass the current record holder — 147-metre, 43-floor commercial building near Rajpath Club. The new structure is expected to house more than 45 floors.
Ahmedabad is leading Gujarat’s vertical growth with the municipal corporation approving 23 buildings — 18 residential and five commercial — that are above 100 metres in height. The Ahmedabad Urban Development Authority (Auda) has approved six such high-rises with five more projects in various stages of approval.
In Dec 2014, the state govt approved the Gujarat Comprehensive General Development Control Regulations (CGDCR).
At the time, a floor space index (FSI) of 5.4 was provided for a specific stretch of Ashram Road in the city, while an FSI of 4 was given for land within a 200-metre buffer on both sides of the Metro and BRTS routes.
Despite the provision of 4 FSI, approvals were granted for buildings up to 22 floors, mostly up to 70 metres tall. In 2017, the state govt implemented a common GDCR, which was amended in 2018 to increase FSI to 3, 3.5 and 4 on roads wider than 30, 36 and 36 metres respectively in five metropolitan cities, including Ahmedabad.
Starting in 2021, the state govt began approving buildings over 100 metres tall in Ahmedabad, Surat, Rajkot, Vadodara and Gandhinagar. As of Sep 3, 2024, according to state govt data, two buildings over 100 metres tall have been approved in Gandhinagar and Surat, and one in Vadodara.
