Residents call for action against commercial complex in Hyderabad’s Nandagiri Hills, ET RealEstate

HYDERABAD: Residents of Nandagiri Hills in Jubilee Hills are up in arms against the construction of a multi-storey commercial complex on 4.7 acres of land, alleging that it violates various building norms.

The project, which is coming up on two plots – 4.7 acres of HMDA land and 866 square yards on Road No. 45 – falls under the Jubilee Hills Cooperative Housing Building Society.

Nandagiri Hills residents alleged that by merging these two plots, the builder was able to get permission from the Greater Hyderabad Municipal Corporation (GHMC) for construction.

After residents made a representation to the vigilance and enforcement department, officials conducted an inquiry and claimed to have found several violations in the construction.

One of the residents, K Raghavacharyulu, a Supreme Court advocate, said that according to a report by the vigilance and enforcement department, the GHMC permissions were granted without any on-site inspection. “The builder fraudulently combined the two plots to get the benefit of GO 305, which is applicable only to plots adjoining Jubilee Hills Road No. 45,” he added.

Furthermore, residents said that the project allegedly violated several legal aspects, including the mandatory public hearing for B1 projects, the Jubilee Hills by-laws and misrepresentation in obtaining revised building permits.

Another resident and former member of Parliament, Jitender Reddy, said that: “GHMC has illegally granted permission for the commercial complex with a height of 45 metres, which violates the special regulations for Banjara Hills and Jubilee Hills as per Nandagiri Hills bye-laws.”

Sriram Vedire, central irrigation advisor and a resident, said, “The project has serious environmental impacts, including threats to the nearby KBR National Park eco-sensitive zone.”

Meanwhile, Jubilee Hills deputy municipal commissioner V Prashanti said that the GHMC commissioner had granted the permissions because of the project size.

TOI’s repeated attempts to contact senior management of venture went unanswered.
