HYDERABAD: The scam-hit Sahiti Infratec Ventures Limited has been ordered to return about 90 lakh in total to three buyers for failure to deliver their houses as promised along with 50,000 as compensation to each. The company is already facing criminal cases.
The Hyderabad District Consumer Disputes Redressal Commission-3 sanctioned the compensation for mental agony to three complainants — T Bhrahmaiah, a software employee from Guntur, Takkalapalli Sowmya and Takkalapalli Surekha of Madinaguda.
The company had promised to build apartments in 13 acres in Ameenpur village in Sangareddy.
In his complaint, Bhrahmaiah said he had paid 32.2 lakh for a pre-launch offer for a home (1,615 sq ft) and executed an MoU in Aug 2019 for 30 sq yds. “They did not proceed with the work and after persistent demand they executed an unconditional undertaking in Feb 2021 to pay entire sale consideration along with a goodwill amount of 15% per annum from the date of final payment within 3 months. But they failed to pay,” he said in his complaint.
He issued a notice in May 2023 opting out while demanding a refund of the paid total sale amount along with 24% interest per annum.
Sahithi Infratec denied the allegations and sought dismissal of the complaint.
The commission, however, held that Sahiti Infratec had breached its contractual obligations. It ordered that Sahiti Infratec return 32.2 lakh at 12% interest and pay 50,000 as compensation to Bhrahmaiah. The commission also ordered the company to return 33 lakh to Sowmya and 24 lakh to Surkeha at 12% interest along with 50,000 as compensation to each of them.
It was also directed to deposit 10,000 to the consumer legal aid account.
