SRA Rehab Bldgs' Defect Liability Period Extended to 10 Years in Mumbai, ET RealEstate

MUMBAI: The defect liability period for slum rehab buildings has been raised from three years to 10 years. Satish Lokhande, CEO, Slum Rehabilitation Authority (SRA), said it was one of the recommendations of a panel set up after a fire in a Goregaon rehab building claimed eight lives last Oct.

In a circular issued on Wednesday, SRA said revised letters of intent are to be issued mentioning the 10-year defect liability period.

“The professionals, construction company, contractor and sub-contractor involved in construction shall be held liable for any structural flaws or defects in the building with built-up area of 7,500sqft and above for a period of 10 years after the date of grant of occupation-cum-building completion certificate, except in case of calamities, and damage due to war and riots,” stated the circular.

Meanwhile, the state urban development department issued a final notification appointing BMC as the planning authority for slum rehab schemes for generating housing stock for those affected by road and stormwater drain works. BMC has said it needs around 50,000 tenements to shift slumdwellers if it is to execute vital road and drain works.
