Tribeca signs joint development pact for three-acre project in Pune, ET RealEstate

Tribeca Developers, the largest global developer of Trump-branded projects, has entered into a joint development agreement to develop a 3-acre land parcel in Lullanagar, near New Command Hospital at Pune Cantonment.

The company along with its local partner Serianee Corrp is planning to develop a mixed-use project with two towers alongside retail spaces on the said land parcel. The project is expected to generate net sales of over Rs 1,000 crore, Tribeca said in a release.

Currently, Tribeca is developing over 6 million square feet of branded residential projects in India with a sale value of Rs 6,000 crores, and has a development pipeline of over 4 million sq ft. The company has financial alliances with ICICI Bank, HDFC Capital, Tata Capital, and KKR.

The Indian real estate sector is witnessing a rising trend of joint development agreements as developers and landowners seek capital-efficient growth strategies amid evolving market dynamics.

With high land acquisition costs and liquidity challenges, developers are increasingly partnering with landowners to unlock land value without upfront purchases, while landowners benefit from profit-sharing or revenue-based models instead of outright sales.

The surge in JDAs is particularly visible in key property markets including Mumbai, Pune, Bengaluru, and Delhi-NCR, where high costs make such collaborations financially viable.
