UDH department extends construction timeline for Jaipur development body plots, ET RealEstate

JAIPUR: The urban development and housing department on Thursday issued orders to increase the construction period of plots of JDA schemes by charging a repossession fee.

Jaipur Development commissioner Anandi said that in the housing schemes of JDA, a time limit was fixed for building construction under the rules of Rajasthan Municipal Improvement Trust (Urban Land Execution) Rules 1974.

“If the construction is not completed within the said period, the allotment of plots is automatically cancelled. In this regard, orders for relaxation in the restoration of plots have been issued by UDH by taking a repossession fee,” said Anandi.

Officials said that the order/relaxation issued regarding the repossession fee under the Prashasan Shehron Ke Sang Campaign 2021 expired on March 31, 2024.

In the absence of orders for exemption in the repossession fee, many cases of lease, name transfer, and lease release certificate were pending.

The UDH has now issued orders that in cases where the construction period has ended, the repossession fee in such cases will be calculated till Dec 31, 2024, and exemption has been provided in the construction period till Dec 31, 2025.

However, cases settled earlier will not be reopened and the deposited amount will not be returned, said officials.
