Unauthorised offices of realtors built on YEIDA plots razed, Real Estate News, ET RealEstate

NOIDA: The Yamuna Expressway Industrial Development Authority (YEIDA) demolished makeshift sales offices operated by illegal real estate agents selling plots and flats to homebuyers on two land parcels in Sector 22 D near the site for the upcoming Noida International Airport.

These land parcels were originally allotted to two builders whose land allocations were canceled a few years ago due to their failure to initiate construction and fulfill their financial obligations to the Authority.

Officials took action in response to multiple complaints about property dealers accepting cash from individuals under the pretense of booking flats and plots at the site. Upon discovering the situation, the Authority’s builder department wrote to the project department, urging action against these “anti-social” elements.

According to the Authority’s letter, under the residential township scheme, HC Infracity was allotted 78 acres of land and Adore Infrasmith was allotted 100 acres adjacent to each other in Sector 22D in 2011. Due to violations of the conditions outlined in the lease deed, their allocations were cancelled in August 2022 and February 2012, respectively. HC Infracity has a due amount of Rs 522.84 crore, and Adore failed to deposit the allotment amount. Currently, both plots have not been allocated to any other entity.

As per the rules, after cancellation the land parcels become the property of the Authority, and any sale on this land is considered illegal. Subsequently, YEIDA staff, with police assistance, demolished the sales offices and urged the general public not to engage in the purchase of plots or flats within these two townships.

CEO Arun Vir Singh said the builder’s department has been instructed to conduct an investigation, identify the culprits, and take legal action against them. However, the accused individuals have not been identified at present.
