NOIDA: With Noida International Airport, which is set to start commercial operations in Oct, and industrial clusters off the expressway likely to propel the region’s population manifolds, the Yamuna Expressway Authority plans to roll out in June an affordable residential scheme with 6,000 plots.
YEIDA CEO Arun Vir Singh said this is the first time the Authority will offer small plots, about 30 sqm each, to allow people from low-income groups – hundreds are likely to seek employment in the upcoming industries and the airport in Jewar – to buy residential plots at Rs 7.5 lakh to Rs 8 lakh. In its previous schemes, YEIDA had a minimum plot size of 60 sqm.
Two-and-a-half-storey houses will be allowed on these plots, clustered in sectors 17, 18, and 20. The Authority will offer a higher floor area ratio – FAR is building-to-land ratio – of 2 with 80% ground coverage for these plots.
“These areas will also have amenities such as parks and shopping complexes, ensuring residents have access to all daily necessities within the vicinity,” the CEO said.
Nearly 500 more plots of bigger sizes – ranging from 300 sqm to 4,000 sqm – will also be available in Sectors 18 and 20. These will have a FAR of 1.8 and ground coverage of 75% of the total size.
The current rate of allotment for residential plots is Rs 25,900 per sqm.
The CEO said these plots were left unallotted from its previous schemes. A ground survey was undertaken recently to identify all such plots.
Last year, a residential plot scheme in sectors 16, 17, and 20 for plot sizes ranging from 60 sqm to 2,000 sqm saw a record 1 lakh applicants vying for 1,184 plots.
The Authority will also launch schemes for residential townships, group housing societies and commercial, institutional and industrial sectors.
Singh said two plots of 25 acres each, one plot of 33.6 acres, and one plot of 48 acres will be launched for residential township projects in Sector 22 D. They will have 55% of the area earmarked for the core activity, while 5% each will be allocated for commercial and institutional purposes. The remaining 35% of the land will be utilized for parks, roads, and other civic amenities.
Likewise, two plots of 21 acres and 30 acres will be up for allotment for group housing projects in Sector 18.
In another first, the Authority plans to allot two land parcels of 2.5 acres each in the institutional category for schools-cum-medical centres for children with special needs in Sector 22 D. Two plots of five acres each will be allotted for schools for handicapped children. Land parcels of two acres each for three private senior secondary schools have also been marked in Sector 22 D.
Besides, YEIDA will also launch schemes to allot land for nursing homes, hospitals, religious buildings, old-age homes, and training centres.
Ninety-one plots up to 4,000 sqm and 62 plots of above 4,000 sqm will be available for various industrial clusters – toy park, apparel park, handicraft park among others – in the coming months. Fifty plots of 1,000 sqm each will be available in Sector 22E for corporate offices and 11 plots will be available in Sector 22 A and D for shopping complexes.
