A New Burden for Property Owners, ET RealEstate

LUCKNOW: The mutation charges in state capital have been revised by the Lucknow Municipal Corporation (LMC) in the executive meeting held on Tuesday.

The maximum mutation fee was fixed at Rs 15,000 that was currently 1% of the property’s value.

For instance, for a property worth Rs 1 crore one has to pay Rs 1 lakh as mutation charges. The new tiered system aims to reduce this burden for property owners.

The change will affect all residents living within the LMC boundaries.

The maximum mutation fee for the Lucknow Development Authority and Housing Development departments is Rs 10,000.

Last year, the state govt directed a reduction in mutation fees, leading to this new proposal. Mayor Sushma Kharakwal highlighted the need for a clear framework for these charges.

The new fee structure would be based on property value, with specific rates for different ranges. However, many are worried about the higher proposed fees of LMC compared to the LDA and Housing Development rates.

Since 2014, the municipal corporation has used a slab-based fee system, and corporators raised their voices and concerns over the new charges, but the decision was made by the executive committee for the mutation charges.
