AHMEDABAD: Nearly a year after implementing the new jantri rates, the Ahmedabad Municipal Corporation (AMC) has decided to extend the revised rates to plots rented out temporarily. Last April, the state government doubled the jantri rates, prompting the AMC to maintain the old rates for such plots at that time.

However, with the new policy, the AMC will apply the revised jantri rates to these temporary leases, with a 25% concession on rent for plots used for commercial purposes.

“For instance, the previous rent charged at 7.5% of the old jantri for commercial plots will see a revised calculation based on the new jantri with a 25% concession.

This adjustment aims to strike a balance between revenue generation and providing relief to those leasing plots from the AMC, particularly builders using these spaces for labour settlements or new infrastructure,” said a senior civic official.

Under the new jantri rates, the rent for residential plots will amount to 4% of the annual jantri rate. At the same time, for schools or educational institutions, it will be 1% of the annual jantri rate, including the 25% concession per the new policy.

“Although the standing committee approved the new jantri policy on March 14, there is still some ambiguity regarding potential amendments to rates based on the duration of the lease or the type of use,” the official added.

Previously, the AMC rented out plots identified in its town planning (TP) schemes for various durations and purposes, including commercial activities, religious gatherings, social events, and parking. The rent for these plots was determined as a percentage of the existing jantri, which has now been revised to reflect the updated rates.
