Bhubaneswar development body converts 580 residential plots into freehold, ET RealEstate

BHUBANESWAR: Around a year after the govt allowed the conversion of leasehold land into freehold in the city, the Bhubaneswar Development Authority (BDA) has converted 580 residential properties.

BDA has completed the registration of 580 conveyance deeds from a total of 867 applications, with 462 submissions received through its online portal. Prospective applicants can submit their applications through the official BDA website, read an official BDA statement.

The initial phase encompasses 24 housing schemes, including Pokhariput phases I, II and III, Prachi Enclave plotted scheme in Chandrasekharpur, Lumbini Vihar housing scheme in Chandrasekharpur, Udayagiri Vihar in Patrapada, and Lingaraj Vihar in Bhimpur. Additional housing schemes will be incorporated gradually in subsequent phases, the statement read.

For residential properties, the conversion fee is fixed at 3% of the latest benchmark valuation of the Gharabari Kissam of land, as specified by the state govt’s registering authority for 2024.

For plots under mortgage, BDA requires a no-objection certificate from the financial institution before proceeding with conversion. Applicants must declare through an affidavit that no civil disputes exist regarding the property. In cases with ongoing legal disputes, applications will be processed only after dispute resolution and submission of the final court order.

The scheme excludes individuals who have encroached upon govt, public undertaking or BDA lands within its jurisdiction. Such applicants must first relinquish the encroached property and submit an affidavit confirming compliance, read the BDA statement.

Eligibility criteria included possession of the allotted plot with a constructed house for more than five years, and execution of a lease deed with the BDA prior to applying for freehold conversion.
