E-khata Mandatory For Property Registration From Oct, Real Estate News, ET RealEstate

BENGALURU: The Karnataka govt has made e-khata mandatory for property registration from October in a move to curb fraudulent property deals. With the imminent phaseout of physical khatas, property owners have been told to obtain their e-khata at the earliest to ensure seamless transactions.

Revenue minister Krishna Byregowda on Friday said the e-khata system, already in force in 12 districts, will now be implemented statewide in October. “The digitised khata is called e-swathu in rural areas and e-aasthi in urban areas. People should get this done as early as possible so that their property transactions get smoother,” he said.

To facilitate this transition, the revenue department has digitized property records across all 31 districts. Under the new system, corporation or revenue department staff will visit properties to capture GPS coordinates, which are mandatory for obtaining the e-khata. These coordinates will serve as the unique identifier for each property, enabling faceless and contactless online delivery of e-khata services.

In a related development, the govt is expediting clearing applications for regularizing Bagar Hukum land parcels, with 160 committees formed to address 9.8 lakh applications. The target is to clear all applications within eight months.

Additionally, the ongoing exercise of Aadhar seeding with RTCs (records of right, tenancy, and crops) has linked 81.8% of 4.9 crore land parcels to Aadhaar, with 61 lakh converted for non-agriculture and 4.8 lakh parcels belonging to deceased owners.
