GANDHINAGAR: Gujarat govt on Wednesday announced a policy, fixing the rate at which land will be allocated to Gujarat Industrial Development Corporation (GIDC) to expedite the land allocation process.
Under the new system, three different slabs have been fixed for industrial estates, where land in less developed, moderately developed and developed estates will be provided at 100%, 125% and 150% respectively of the existing jantri rates.
This new system of land allocation will replace the existing system, where a district-level valuation committee (DLVC) headed by the district collector proposed valuation of the land parcel, which was then sent to the revenue department for approval and later ratified by the chief minister’s office before it was allocated to the GIDC.
Speaking about the decision adopted by the state cabinet on Wednesday, govt spokesperson Rushikesh Patel said the industries and mines department has classified talukas under three categories – less developed, moderately developed and developed. “Under the new policy, the process of land allocation to GIDC and subsequently to industries has been simplified,” he said.
Patel explained that presently, the process of transferring govt-owned land to GIDC for industrial estates involves the process of the DLVC determining the price of the land. “It was noted that in many cases, the land rates determined by the DLVC were higher than the prevailing rates,” the minister said.
He said that apart from saving time, the decision will help standardise land allocation and development across GIDCs. “This decision will particularly benefit MSME entrepreneurs and investors by providing more convenience and resolving some investment-related uncertainties and challenges,” the minister said.
After GIDC acquires the land parcels at the prevailing rates, it will set up necessary infrastructural facilities at estates and allot the plots to industries by charging them the fixed development cost, sources in the govt said.
