Controversial Land Use Changes Impact Seven Sectors, ET RealEstate

GURUGRAM: The department of town and country planning (DTCP) has proposed to narrow down the roads between sectors 34, 35, 71, 72, 72A, 73 and 74 to make space for land that was allotted to a builder.

The roads are supposed to be 75 metres wide under the Gurugram-Manesar Development Plan, which was approved in Nov 2012.

Last year, Maharaja Appliances Ltd reached out to the department and pointed out that parts of the land in Sector 34 that was allotted to it before the development plan was approved overlapped with alignment of the 75-metre roads.

The developer requested that its property be excluded from the road alignment, DTCP officials said on Monday. Key adjustments include narrowing the road between Sectors 73 and 74A to 60 metres, and those between Sectors 35 and 74, and Sectors 34 and 72A, to 18 metres.

DTCP director Amit Khatri said the proposal seeks to balance development priorities with property rights.

“To ensure public feedback, the department has invited objections and suggestions till Dec 20 at the senior town planner’s office in Sector 14, Gurgaon. All feedback will be considered before finalising the proposal. Depending on public input, the plan could either be implemented or be further revised,” said Khatri.

The changes sparked criticism from residents.

Ravi Sharma, a resident of Sector 72, said: “The decision to reduce road widths is short-sighted. Traffic in Gurgaon is already a nightmare, and narrower roads will only make it worse in the coming years. While I understand the need to accommodate individual landowners, public infrastructure shouldn’t be compromised.”

Anita Malhotra, a homemaker from Sector 74, said her family has been waiting for infrastructure development of the sector.

Reducing the width of these roads feels like a step backward. Authorities should prioritise the overall development of the city rather than making concessions for a few individuals,” she said.
