MCG Streamlines Property Tax Corrections by Empowering Zonal Officers, ET RealEstate

GURUGRAM: Zonal taxation officers have now been authorised by MCG for correcting inaccurate property tax assessments involving discrepancies up to Rs 1 lakh. Earlier, only joint commissioners and additional commissioners could address the discrepancies.

“This delegation of authority means residents no longer need to pursue corrections through joint commissioners and additional commissioners, which can often be a long process. Zonal taxation officers are mostly engaged with duties of the taxation department and can devote more time to address the discrepancies in assessment, ensuring time-bound action,” said a senior MCG official.

Joint commissioners were earlier authorised to handle assessment differences up to Rs 50,000. However, they can now manage cases with assessment differences between Rs 1 lakh and Rs 10 lakh.

Meanwhile, the additional commissioners now have been granted the authority to address assessment differences ranging from Rs 10 lakh to Rs 20 lakh, and the commissioner can fix the differences above Rs 20 lakh.

The property tax assessment errors are reported due to the discrepancies in the property tax database. There are errors in the names, addresses, and property sizes of several properties.

The property tax records throughout Haryana contained errors following a survey conducted by a private agency in Jan 2022. The assessment aimed to document and refresh the property tax records of property owners in Haryana. Following the completion of the survey, homeowners reported inaccuracies in their newly issued property identification numbers, leading to an unreliable database.

For residential properties with a plot size of up to 300 square yards, the property tax rate is Re 1 per sq yard. For plots ranging from 301 sq yards to 500 sq yards, it is Rs 4 per sq yard, while it is Rs 6 per sq yard for plots of 501 sq yards to 1,000 sq yards.

Moreover, owners have to pay Rs 7 per sq yard for plots from 1,001 sq yards to two acres, and Rs 10 per sq yard for plots spread over two acres of land or more. For apartments with a carpet area of up to 2,000 sq feet, the property tax is 50 paisa per sq ft. For flats with a carpet area of 2,001 to 5,000 sq feet, it is Rs 1.2 per sq ft, while the tax rate is Rs 1.5 per sq ft for flats with a carpet area of more than 5,000 sq ft.
