Maintenance agency reinstates services in Jaypee Greens Kosmos, ET RealEstate

NOIDA: Residents at Jaypee Greens Kosmos staged a massive protest after the society’s maintenance agency, a subsidiary of the builder Jaiprakash Associates Limited, briefly withdrew its security and housekeeping personnel on Wednesday morning.

In a letter dated Nov 22, Jaiprakash Associates Limited-Facility Management Group (JAL-FMG), which has managed the society’s maintenance since 2015, and Suraksha Reality Ltd, which overtook the realtor following insolvency proceedings, asked the society’s apartment owners’ association (AOA) to take over the housekeeping and other services.

The AOA, however, expressed its inability to manage these services as the company did not transfer the bank accounts or the balance amount collected as charges paid so far by the residents towards such services.

Residents also pointed out that 10 of the 46 at the Kosmos project, part of the Jaypee Greens Wish Town in Sector 134, were still under construction and electricity infrastructure in the project was still incomplete.

On Tuesday, Noida Authority too had asked the firm to continue its services till a mediation meeting on Jan 6.

“Around 200-300 residents gathered at the maintenance office, but the staff continued to eat samosas and soft drinks, displaying complete disregard for our concerns,” Brijesh Singh, a resident of the society, said.

Faced with protests, the firm restored the services later in the day but they can do this again, said another resident Pushkar Singh.

In 2015, Jaypee Infratech Ltd appointed its subsidiary, JAL-FMG, for the maintenance-related services of the society. Since then, residents have been depositing all the maintenance charges to the company’s account, which is about Rs 4,000 to Rs 5,000 per month. Initially, while buying the flats, all the residents deposited about 1.5 lakh to the company in the name of a maintenance deposit, which is approximately Rs 80 crore.
