Over 150 residents protest against poor facilities in Noida’ La Residentia Society, ET RealEstate

NOIDA: Over 150 residents of La Residentia Society in Greater Noida West took to the streets carrying buckets, mugs, kitchen utensils, brooms, sleeping pills and hand fans and bangles as they went on a protest on Sunday.

They claimed that out of the 3,256 flats across 39 towers, possessions have only been given for 1500 flats across towers 1 to 18.

Residents complained of insufficient water supply, power overload, no sanitation and a lack of public amenities such as lifts.

“The builder has failed to provide basic facilities in the society. The society lacks adequate and functional lifts, water, electricity, regular maintenance, security, cleanliness and parking etc. There’s already seepage in the complex along with a shortage of maintenance manpower and common facilities. We have been protesting every Sunday for the last 3 weeks on these issues. However, instead of improving the facilities, the builder has been refusing our demands or to at least meet the residents,” said Sumit Basoya, a resident of the society.

Another resident named Sumil Jalota said that unless the builder installs an additional motor for water, and takes an additional load for electricity, the two main problems of the apartment complex will not be solved as it suffers from daily outages, tripping and water shortage.

Sunil Kumar, a resident of Tower 3 said that dysfunctional elevators have been plaguing the society for years.

“The automatic rescue device (ARD) in lifts doesn’t work. As a result, people have been getting stuck in lifts since 2018. Nothing changed last week. Despite several incidents, the builder is putting our lives in danger every single day. In Tower 20, both the lifts have been down for over 10 days,” said Kumar.

Abhishek Chauhan, another resident from Tower 17, added that they carried an effigy of the builder to express their anger. Chauhan also complained of inadequate DG capacity, no chimneys and no self-owned DG (which are on rent) in the complex.

However, when TOI reached out to Kulbhushan Bajaj, one of the directors of the La Residentia project, he denied all claims. He said that all efforts are being made to address problems but the residents are not cooperating.

“We had installed three water pumps for the residents, out of which, two broke down but we fixed them and ordered one extra pump last week. Additionally, we have placed the order for three new pumps to replace the existing ones at a cost of Rs 22 lakh. The pumps are being dispatched from south Chennai,” said Bajaj.

Bajaj also said that they have a sanctioned total load of 4260 kw, out of which, they had installed a supply for 1300 kw for initial possessions which have now been increased to 2500 kw.

He further added that on Sunday, they planned to give possession to 100 more flat owners.

“We had told the residents that we needed to increase the maintenance charge from Rs 1.50 per sqft to Rs 2.10 per sqft to meet our expenses of maintaining security and common area facilities. Though residents agreed to the same, they have not paid the proposed hike. We can’t provide the facility from our pocket,” said Bajaj.
