AHMEDABAD: The state govt is gearing up to announce revised jantri rates but plans to first release the proposed rates for public feedback. According to sources, this move aims to ensure a smoother process by allowing suggestions and objections from stakeholders before the final announcement, preventing any uproar like in previous revisions.

The revenue department is set to release city- and area-specific jantri rates soon. “In 2023, when jantri rates were doubled, it caused a major stir in the real estate sector, leading to the postponement of the new rates.

A similar issue arose in 2011 when suggestions were only sought after the rates were announced,” said a senior official. He added that this time, the govt has adopted a more scientific approach by conducting detailed surveys and analysing past transaction rates to align the jantri rates more closely with market values.

By putting the proposed rates in the public domain, the govt wants to avoid potential backlash. “This will allow stakeholders to voice concerns or suggestions, ensuring a smoother transition,” the official said.

On Monday, rumours spread within the real estate industry about an imminent revision of jantri rates. An office-bearer from the Confederation of Real Estate Developers’ Associations of India (Credai) expressed optimism about the upcoming changes.

“We expect the new rates to be more aligned with market prices in various areas. Calculating jantri rates scientifically will remove anomalies in jantri rates such as identical rates for plots on wide and narrow roads. The process to get suggestions and objections before announcing new jantri rates will also remove potential problems,” the office-bearer said.
